Sen̓áḵw Zero Carbon District Energy system

Located on Skwxwú7mesh territory, in the Vancouver neighbourhood known as Kitsilano, Sen̓áḵw is a 4 million ft² rental development by the Squamish nation’s economic development arm, Nch’ḵay̓ Development Corporation. With a desire to showcase climate leadership, the project is slated to become one of the first large-scale zero carbon housing projects in the world. To help achieve this, Creative Energy is heating the development with a sewer-heat recovery district energy system.
Project Overview and Update on Ongoing CONSTRUCTION
Sen̓áḵw will consist of 11 buildings with over 6,000 rental units spanning more than 4 million square feet of residential floor space and will be the largest real estate development partnership with any First Nation in Canadian history. Creative Energy is developing a sewer- heat recovery district energy system that can capture excess thermal energy from Metro Vancouver’s nearby sewer main to provide virtually emission less heating and helping the development achieve zero carbon operations.
This is achieved using centralized high-efficiency heat pumps, that can move heat from the sewer system and into the district energy system using only clean electricity from the B.C. grid. For peaking purposes, electric boilers will also be installed to complement the sewer- heat recovery, while natural gas boilers are reserved for back up purposes only, ensuring the system has excellent resiliency through the use of multiple fuel sources and redundant capacity.
We are currently underway with construction at the site, focusing on the civil scope of work. A major construction milestone was completed in early 2025, where the cooling tower was successfully installed on the roof of Tower 1. This isn’t just any cooling tower, it’s a critical piece of infrastructure enabling district cooling for the entire Sen̓áḵw community. With a capacity of approximately 4,000 tons, it’s one of the largest cooling towers in the Lower Mainland, efficiently serving the entire Sen̓áḵw development with tremendous economies of scale in cost and space savings.
We have also successfully and safely hot tapped two 400 mm connections into Metro Vancouver’s 1200 mm diameter sewer main, unlocking the primary heating source for the Sen̓áḵw development and its pathway towards a Zero Carbon future.
Hot tapping is the process of drilling into a live pressurized pipe without shutting down the piping system. This high precision approach is required to maintain normal operation for one of the largest sewers that services downtown Vancouver. This demonstrates one of the largest value drivers of a district energy system – to recover waste heat on a community scale previously not attainable on a building by building basis.
Overall, Creative Energy’s strategy will result in an annual emissions reduction of over 4,000 tonnes of greenhouse gases compared to a conventional gas boiler system.

District energy systems enable the leveraging of an economy of scale; as the system grows and interconnects both new customers and new sources of thermal energy, reliability, efficiency and affordability improve across the entire network. At Sen̓áḵw, Creative Energy aims to take advantage of the nodal growth of district energy systems, and intends to interconnect this system with others in the area, as well connecting new developments being developed in the future. As other district systems in Vancouver continue to develop and grow around Sen̓áḵw, interconnection opportunities will provide an avenue to instantly improve the operations and economics of the network, providing all our customers with better value for their thermal energy.
